Crown performs property-related asset management. Consequently, to Crown, asset management is defined as strategic advisory work in all parts of the lifecycle of a property asset.
Crown can act as a discretionary fund manager giving investment advice in the real estate market. Most often though, Crown manages property owning companies or portfolios. Crowns' active management includes constant evaluations of the performance and optimal ownership of all property assets the objective is always to achieve best possible result based on to the client’s specific requirements and risk profile.
Business plans are elaborated for individual properties, portfolios and investment vehicles. These are frequently updated in order to always be in tandem with rapidly moving property and capital markets in Europe. Extensive reporting assures good communication between Crown and its clients.
Crown can also perform due diligence work and give strategic advice to investors and real estate holders as part of the decision making material, outside existing management mandates. However, before such assignments are accepted Crown assures that any possible conflicts of interest are ruled out and reserves itself the right to refuse any such assignments.
Crown may take a small minority stake in certain investments to show alignment of interest with clients but always remains a support service company.
At present, Crown does most of its property related asset management in the Nordic region where Crown has a highly qualified team with ample experience from the local capital and property markets. Over the past years, the company has been involved in €1.3 billion restructuring of public and private property portfolios in the region.
